Housing Sales Dip 1% in Q3 2025 Across India; MMR and Pune Hit Hardest: Report

Housing sales in India’s top residential markets declined by 1% year-on-year (YoY) in Q3 2025, with Mumbai Metropolitan Region (MMR), Pune, and Delhi-NCR experiencing significant drops. According to PropTiger’s July–September 2025 report, over 95,547 units were sold during the quarter, compared to 96,544 units in the same period last year.Despite the slight fall in sales volume, the total transaction value surged 14% to ₹1.52 lakh crore, highlighting a strong consumer shift toward premium housing.

The report notes that higher-value properties continued to dominate purchases, reflecting the resilience and growth of the premium and luxury housing segments.“India’s housing market is transitioning from a volume-led recovery to a more mature, value-driven phase,” said Onkar Shetye, Executive Director of Aurum PropTech. “The premium segment remains the key growth engine, supported by stable interest rates, strong buyer sentiment, and reforms like the GST cut on cement.

The upcoming festive quarter will be crucial to test if the market can sustain this momentum while addressing affordability issues.”PropTiger’s quarterly report covers the top eight housing markets in India: Ahmedabad, Bengaluru, Chennai, Hyderabad, Kolkata, NCR (Gurugram, Noida, Greater Noida, Ghaziabad, Faridabad), MMR (Mumbai, Navi Mumbai, Thane), and Pune.

Southern Cities Lead Sales Growth; Western Markets Slow Down

The report highlights stark regional differences. Southern cities drove growth, with Chennai sales soaring 120.9% YoY to 7,862 units and Hyderabad rising 52.7% to 17,658 units. Bengaluru also saw a healthy 17.6% YoY increase to 13,124 units.In contrast, western markets faced steep declines. MMR sales dropped 22.2% to 23,334 units, while Pune fell 27.9% to 12,990 units.

Despite the dip, MMR retained its position as the largest national market, holding a 24.4% share, followed by Hyderabad (18.5%), Bengaluru (13.7%), and Pune (13.6%).Delhi-NCR recorded a 21.2% decline to 7,961 units, while Kolkata bucked the trend with a moderate 33.4% rise to 3,729 units.
